We started out as a small office in the snowy winter of 1997. Today we work with a first-rate team of brokers and lawyers and an associated group of consultants — architects and designers, engineers and surveyors, builders, economists and valuers — brought in immediately whenever a deal calls for them. In our three offices in the administrative centre of Ruse, our clients receive competent, professional service across the full range of property services.

Our story

From three brokers to a whole industry

We opened on 15 December 1997. There were three of us, but we had the enthusiasm of three hundred! We painted the desks, put a telephone on them and got started. Back then Ruse had not yet heard of a “property consultant” — everyone worked on instinct. We decided to do things differently. We advertised differently and we worked differently. And so we set the pace and the trend.

Today we have the reputation of one of the most serious firms in the property market of northern Bulgaria. Over all these years we have proved many times that integrity and competence in real estate are decisive — and the main driving force in this business. We built up a renovation arm and a trade in finishing materials, and we started constructing buildings — specialising a team across the full range of services around buying, selling, renting, renting out and managing property, and every other question that arises in the course of a property deal.

We advise sellers and landlords carefully, we approach every buyer and tenant individually and analyse their needs, and we consistently aim to meet the interests of both sides.

1997
First steps
We start as a small office on Aleksandrovska Street with three brokers and one conviction: integrity is a currency that never devalues.
2005
We grow the team and open a second office in Ruse
Eight years on — two branches on the pedestrian high street.
2006
imotisiana.com is born
The first design was replaced in 2011 by a platform built entirely around Google.
2012
Our third office in the heart of Ruse
More colleagues join us — we create excellent conditions for everyone.
2022
A new website
We renovate our site and launch the “Partners” programme — independent specialists working alongside us in the interest of complete service on every deal.

We come out to the property and produce a well-founded market valuation based on our many years of experience and our thorough knowledge of the market.

360° tour and video
We photograph the property professionally with specialised equipment for spherical panoramic shots that make up a 360° tour, creating a virtual reality in which buyers can view the property in detail from anywhere.

The selling process
We introduce the property to every interested client and organise viewings. We publish it on our own site and on other well-visited platforms, aiming the advertising at real buyers.

Negotiations and the notary
We negotiate, meet the interests of both sides, draw up the preliminary contract, prepare every necessary document and finalise the deal.
